April 2017 – Dandenong North Market Update

The real estate market in Dandenong North showed no signs of slowing down across the month of April with some considerable results being achieved and lots of prospective buyers still wanting to get into this growing area. One of the trends that has been consistent for quite some time is the desire for large blocks of land with development potential. The difference in price between two similar homes with substantially different lot sizes can result in the owner of the home with the larger lot literally walking away with $100,000 more in their pocket. Buyers especially investors are continually on the hunt for properties in Dandenong North with blocks of land exceeding 650 sqm and are paying absolutely premium prices for them. One such case was the sale of 151 Gladstone Road, Dandenong North which was a corner block of some 866 sqm and pulled in a whopping $900,500 at the auction in April. This sale literally means that Dandenong North, especially homes with larger blocks of land are knocking on the door of the $1 Million Club and it will not be long before they are there.
