Sick of feeling like a second rate citizen?

Have you spent most your Saturday looking at rental properties?
 

Have you found the ONE?
 
If the answer is YES, then you must do 2 things right NOW:
 
1. Submit your tenancy application to the agent before 8am on Monday, and
 
2. Read this before you do. Let me ask you, how many people were at the same inspection of the home that you must have?
 
And how many loved it and must have it, probably for the same reasons you do.
 
Now, are you paying ATTENTION?

Good!
 
Cause, who cares how many people were there, in fact I bet you wished it was pouring down so nobody would show up, right?

 
Many tenants get put off by the number of people that show up to the inspection and don’t even apply.
 
Do you know that as agents, we sometimes actually FEAR the inspections that have a tonne of people, because so many GREAT applicants DO NOT apply?

 
You see, it’s not how many people show up.
 
The real question is….
 
How do you get the agent to pay attention to your application over every other one that’ll be on their desk on Monday.
 
This is what you need to do:
 
1. Make it easy for the agent – have all your paperwork attached and then some (ID, payslips, bank statements, Centrelink statements, etc) and make sure it is CURRENT and presented in a very organized way for each applicant in the same order.
 
WHY?
 
Because us property managers are super organized multi tasking humans and sorting your paperwork out gets you a,
 
BIG X.

 
 

2. Rental history
 
Clearly identify who needs to be called for your rental reference.
 
If it’s an agent, put their full name, mobile number and email, not just the name of the agency you rent through.
 
If you don’t, then you’ve just failed at #1
 
You may not have rental history, BUT don’t let this put you off.
 
This does NOT mean that you miss out on the property.
 
However, if this is you, think about how you can make the agent trust that you will pay on time and keep the place clean and tidy.
 
Can you show a history of regular savings? Payment of board? On time payments of phone or other regular bills over a certain time frame (12 months is great).
 
And can you put them ease about how you live at your current place.
 
Attach photos to your application.
 
Tell them what times you’re normally home and invite them to pop in unannounced.
 
Note that the likelihood of an agent actually popping over to your place is like 0.0001%.
 
But, by being open to them doing so, it speaks volumes about how you keep a home.

 

3. Share your story
 
Do a brief summary of your application, and tell your story.
 
Who are you, what values do you have, why it is so important for you to get the property AND what that would mean to you.

AND because it is, go and put together that WINNING application form!
 
You’ll be amongst the very few that have actually scrolled this far down and taken note and it will be so worth it!
